Hello, my name is Mr. Diego J. Gutierrez and I am an investor in the local area, along with my colleague Arturo Torres. Due to the current economic conditions, we have decided to ramp up our existing operations. We not only represent ourselves, but we also have several investors in and out of the area that we help find, rehab, rent out, and manage properties. Mainly because of the money backing us, we have set the goal to purchase 100 (hundred) properties within the next 12 – 18 months. Some of these properties we will buy and hold for ourselves, some we will sell to other investors, and some we will buy, fix up, and sell on a later date ourselves. Regardless of the strategy we use on each property, we need to be very aggressive on the price we pay for the property, especially because of this current market. We have not chosen a real estate agent to represent us yet…hence this letter. However, the agent that we choose to work with cannot be afraid to offend other agents with low offers. The agent we choose would also have to be available at various times. We use various strategies to buy and sell properties quickly, including making verbal offers when permitted. We will also take a look at a lot of properties and only buy a few (the most profitable ones). So an aggressive work schedule will be required. The upside for the agent that gets accepted will be lots of commission since our biggest goal is to close on various properties every month. Not only that, but we will be pulling the agent in on For Sale By Owner deals as well. Additional commissions could be written into the contracts once we ramp up to full speed. All that aside, we are professionals, and we expect to work with a professional. We want to make, and we want our agent to make money.
